How to choose a snagging company

1. Match the coverage

Confirm the inspector actually operates in your emirate and covers your unit type — villa inspections and MEP testing are priced separately by most firms.

2. Check the re-inspection policy

A snag list is only useful if someone verifies the fixes. Firms that include a free re-inspection save you a second full fee after the developer's rectification.

3. Look at the report, not the price

A portal-based report with photos, locations and defect severity is far easier to send to a developer than a flat PDF. Ask for a sample before booking.

4. Book before the warranty ends

Most UAE handovers carry a one-year defect liability period. Schedule your inspection well inside it so the developer is still obliged to rectify.
